Closing costs

What a real estate closing actually costs in Ontario.

Beyond the purchase price, most Ontario residential closings carry the same third-party costs. Below is what to expect. Your written quote will include our fee separately.

Ontario Land Transfer Tax
Sliding-scale, based on purchase price. Ontario's official calculator applies.
First-Time Home Buyer refund (LTT)
Up to $4,000 in Ontario. Eligibility rules apply.
Title insurance
One-time premium, typically a few hundred dollars.
Registration and searches
Government fees payable to the province and the LTO.
HST on disbursements
Applied to certain third-party services.
Tax and utility adjustments
Buyer reimburses seller for pre-paid property tax and utilities.

George and Alexis Radojcic.

George Radojcic was called to the Ontario Bar in 1985. Queen's Law, McMaster History undergraduate, four decades of Niagara closings, wills, and small-business work. Niagara Falls born and raised, still lives in Chippawa. Serves clients in English and Serbian.

Alexis Radojcic. McGill BCom, University of Ottawa JD, graduated cum laude. Jessup International Moot 2015 national champion, Bay Street articling, now practising in her family's firm. Focuses on residential real estate and estate work for young families.

  2. 02 Fixed written quote All in, in writing, before any work starts. Our fee, plus every third-party cost we can identify up front. You sign nothing on an open number.
  3. 03 We do the legal work and keep you posted You hear from us, not a paralegal, at every step. Weekly for active files, immediately when a decision is yours to make.
  4. 04 Signing and closing In person at 3521 Portage Road, or by remote video signing when it fits your file. After hours by arrangement, because real estate does not always close between nine and five.

Common questions

A few things clients ask us first.

Do I need a lawyer to buy a house in Ontario?

Yes. Only a lawyer can register title and transfer funds on closing. We handle the searches, the mortgage paperwork, the adjustments, and the release of keys.

How fast can you close?

Once you have a signed agreement and mortgage instructions, most residential closings run thirty to sixty days. Rush timelines are possible; we will tell you honestly what the file needs.

Can we sign documents remotely or after hours?

Yes for many matters, in Ontario and with your lender's approval. We arrange remote video signings, and we open the office after hours when a file needs it.

Do you act for buyers outside Canada?

Yes. Snowbirds, US-resident sellers, and international buyers are a regular part of the practice. Non-resident tax withholding, NRST, and cross-border title work are handled routinely.

Do you write wills and handle the house sale for the same family?

Yes. One firm across real estate and estates keeps the two files coordinated. Continuity is the point.
